Why it matters

Where the money is usually hidden

We prepare and defend estimates ourselves — from apartments to industrial tenders. So we know the actual tricks used to inflate them, not the theory.

⚠ What we find most often
Duplicated quantities. The same work appears twice under different names: «wall levelling» and separately «plastering walls to beacons».

Quantities that do not match the drawings. The estimate says 180 m² of walls, the layout gives 140 m². You pay the difference without ever seeing it.

Swapped units of measurement. Something priced per piece is billed per m², or the other way round. The least visible way to double a line.

Deliberately omitted works. The estimate looks cheaper than the competition, but there is no waterproofing, no screed, no waste removal. All of it arrives as extras mid-project.

We transfer your estimate into a working spreadsheet line by line, normalise every item to consistent units and group them by type of work: demolition, rough works, engineering systems, finishes. We immediately flag items with no described scope and no reference to a drawing — that is usually where the problems start.

We calculate wall, floor and ceiling areas from your layouts; lengths of skirting, cornices, chases and service runs; countable items — sockets, light fittings, doors, radiators. Every quantity is compared with the estimate and the discrepancy is recorded as a percentage and in money.

Labour rates are compared with our database of actual Tbilisi prices. Materials are compared with supplier price lists: brand, article number, availability. We calculate the mark-up on materials separately and flag any line that cannot be verified because it does not say what is actually being bought.

We compare the scope against the technology: substrate preparation, priming, waterproofing, screed, reveals, waste removal, hauling materials up, final cleaning. We produce a list of works that will certainly arrive as extras, with an indicative cost for each.

Payment schedule and amounts, advances, stage acceptance and sign-off, liability for missed deadlines, conditions under which the price may change, warranty and defect rectification, who buys the materials and how the spending is evidenced.

We do not negotiate with your contractor. The report is yours and so is the conversation. We do not contact him and do not act on your behalf.
We do not give a legal opinion. We read the contract as engineers — from the standpoint of construction and financial risk, not litigation prospects.
We do not assess work already completed. That is site supervision — a separate service you can order alongside the audit.
We do not guarantee the contractor will lower his price. We guarantee you will know exactly where and by how much he inflated it.

Below are starting prices and turnaround times. We quote the exact price and deadline after an initial review of the estimate and the property — and we only start once you have approved them. After that the price does not change.

If you hire us for the renovation after the audit, the cost of the audit is deducted from our estimate.

When there are no drawings, or the drawings carry no dimensions. We come out, measure the property and produce a dimensioned plan — without it there is nothing to check quantities against.

That happens, and it is a good outcome: you get written confirmation that the price is reasonable and sign the contract with peace of mind. The fee does not change — we charge for the review, not for the findings.
Yes. Without drawings we check the scope, the rates, the units and the internal logic of the estimate. For a full recalculation of quantities we need a site visit with measurements — that is the $6/m² tariff, and the dimensioned plan stays with you.
Only if you tell him. We do not disclose that you came to us, we never show your estimate to anyone and we do not reuse it elsewhere — the material stays between us.
We audit estimates from any contractor. That is the whole point of the service — an independent view of the document you were sent.
Yes, that is a common case. The estimate and contract are reviewed remotely and the report and walkthrough happen online. If a site visit and measurements are needed, we go out ourselves and send photographic evidence.
The honest answer: it depends on how accurate the estimate was to begin with. A careful estimate yields almost no findings; an inflated one can yield a great deal. We do not promise a percentage in advance — we promise that after the report you will know exactly what you are paying for.
